Discover how home renovation insurance can protect people and property while preventing risks and cost overruns.

Key takeaways:

Home renovation insurance is essential for staying on budget during renovations.

This coverage is a good way to protect against renovation-specific dangers

Several types of insurance may apply during a renovation, some of which fall on the contractor and others on the homeowner

Home renovation can be exciting, but it becomes much harder without the right insurance coverage. Securing this protection before renovations begin can mean the difference between an on-budget project and a financial disaster.

HomeAdvisor sets the average home renovation cost at $52,254, so it pays to be as financially careful as possible; especially when even low-end projects cost more than $19,000.

Neglecting renovation insurance for homeowners is a common mistake, but a critical thing to remember. These plans can cover issues involving contractors, materials, and liability to protect a property and the homeowners themselves from cost overruns and expenses of many kinds.

What Is Home Renovation Coverage and Why Do You Need It?

Renovation insurance for homeowners differs from standard homeowners insurance. It’s designed to address the particular risks involved in home renovation and cushion any unexpected financial outlays that arise.

That’s why relying on a standard policy to protect you is a bad idea, as standard policies often exclude renovation-related risks.

For example, if you attempt complex DIY work, your homeowners policy may not cover the resulting damage.. Likewise, standard policies won’t cover inadequate or faulty workmanship by contractors.

Here are some other common risks which home renovation coverage can cover:

Fire

The NFPA explains how renovation can literally open the door to fire by bringing flammable materials into the structure, or or trigger fires through electrical components or flammable materials. Sprinklers may also be turned off during renovation work, further increasing fire risk.

Theft

Renovations can bring strangers into your home, both invited (work crews) and uninvited who may enter through unsecured doors and windows. This can leave your possessions vulnerable for the duration of the project, especially if you’ve had to vacate the home.

Accidents

Construction materials, tools, lack of PPE, or electrical hazards; there’s a long list of things that can go wrong with home renovations and result in physical harm.

Structural damage

A lack of proper research, planning, and patience can lead to costly structural damage. Home renovation is delicate work which can often uncover unknown structural issues as work progresses which must be resolved safely and promptly.

Renovation insurance for homeowners can help cover these things, but the next key issue is knowing exactly what’s covered.

Types of Insurance That May Apply During a Renovation

Home renovation coverage has a few different aspects on closer inspection:

General liability insurance

This covers homeowners against third-party injuries and property damage. This includes contractors, delivery personnel, or visitors who are injured on-site.

Contractor’s Insurance

Always request a certificate of active insurance from all contractors working on your renovation. Ideally, you would skip those companies who don’t provide you with one because you could be held financially responsible to pay their medical bills or potential lawsuits resulting from injury on your project.

Builder’s Risk Insurance

This comprehensive coverage is solely the responsibility of the homeowner and protects them in several ways. It covers damage to the physical property along with provisions against theft of materials and other items, and can sometimes be extended beyond the project area to cover the entire property.

Renovation insurance for homeowners can be further extended by policy riders for greater risk coverage. Adding an umbrella policy is a good way to significantly increase the amount that can be paid out to protect you.

Coverage Gaps to Watch Out For

Homeowners must examine home renovation insurance for gaps that might cost them. Policies should be tailored to the specific risks of your renovation project.

For example, materials may have to be stored off site and require transit, leaving them vulnerable to damage and theft. These can be covered by Builder’s Risk insurance. And as we mentioned above, the work done by uninsured subcontractors is most effectively avoided by not hiring them.

Clarify the scope of work before purchasing coverage. Does your renovation involve structural changes like removing/replacing load bearing elements, or are the changes more related to electrical, plumbing, or carpentry work?

Lastly, construction work can allow mold, water, or weather-related damage to occur. Keeping a well-ventilated workspace while using temperature monitors, humidity gauges, and actively cleaning up any moisture sources can prevent these issues becoming a problem.

Why Insurance Wins Against Disasters Every Time

There’s no shortage of home renovation horror stories out there. From minor contractor errors like the wrong ceiling texture setting a project back weeks, to poorly-researched wood panelling work that deluged the owners in two floor’s worth of old insulation, the list goes on and on.

It’s safe to say anyone with a similar tale will wish they’d had renovation insurance in place. Renovations almost always involve unpredictability, but proper insurance ensures you’re not left exposed. You just need to know the right questions to ask to get the proper coverage.

How to Get the Right Renovation Insurance

It’s vital to discuss any renovation plans with your insurer before work begins. Provide them with comprehensive information like architectural plans and permits, and ask key questions like:

What coverage will I need?

What’s my current deductible, and can I raise or lower it?

Am I eligible for any home renovation discounts?

What if my renovation damages a neighbor’s property?

How do I file a claim?

It may also be necessary to update your homeowners plan following a renovation, depending on its scope. A larger house can affect your premiums by adding square footage and potentially increasing its risk profile. This will also affect your home’s value making it useful to know how that extra square footage impacts resale.

Always keep in mind to only work with licensed general contractors to avoid liability gaps. Get a contractor’s active Certificate of Insurance (COI) to know what coverage they have and what you’ll need to cover on your end. Comprehensive home renovation insurance is a two-way street where contractors and homeowners both play their part.

Don’t Build Without a Safety Net

Renovation insurance is essential to protect your investment. Acting before work begins is the best way to protect yourself, your property, and your planned budget.

Restaurant failure rates are among the highest of any business…or are they? It may not be as bad as you think.

Key Takeaways:

Restaurant failures aren’t as frequent as some believe.

Multiple factors, including financing challenges and location choices, can cause restaurants to fail.

Non-compliant restaurant construction can lead to poor workflow and regulatory action.

Addressing these areas proactively can enhance a restaurant’s chances of long-term success.

The restaurant business is fiercely competitive. But competition in the marketplace isn’t the only thing shutting down restaurants.

Correctly identifying how often restaurants close (and all the contributing components) requires separating fact from fiction. Some prevailing myths still color public perception of restaurant failure rates.

That’s why, in this article, we’ll help restaurant owners, managers, and foodservice professionals gain a better understanding of the factors contributing to restaurant closures and offer actionable advice on making their business as fail-safe as possible.

Debunking the Restaurant Failures Myth

The notoriously difficult restaurant industry has been subject to a few urban legends, such as the notion that most restaurants fail within their first twelve months or that the percentage of overall failures and closures is far greater than the successes.

In reality, a study from the University of Central Florida found that less than 30% of new restaurants fail in their first year, with the National Restaurant Association accepting a 30% failure rate as the norm.

Sadly, it’s also true that a restaurant’s chance of success diminishes with consecutive years as costs mount in the face of ever-expanding competition.

In an industry where survival is tough, knowing why so many restaurants fail isn’t optional…it’s everything.

Six Factors Influencing Restaurant Failures

Restaurants are arguably one of today’s most embattled business models. And it’s an easy argument to win, because the following factors can make successful restaurant ownership a serious challenge:

1. Poor Location Choice

Inadequate market research can doom a restaurant from the start. Did the community need or want the service? Is your target demographic local enough to support it? How stiff is the nearby competition, and can you offer a unique value proposition?

Failure to answer these questions in advance can leave restaurants with low accessibility, reduced foot traffic, or rental costs that cannot be sustained in the long term.

2. Operational Inefficiencies and Non-Compliant Construction

Even the most popular restaurants aren’t safe from closure if their premises and practices don’t conform to health and safety regulations. Many restaurants can fail as a result, with Florida’s DBPR making restaurant closure rates public record.

3. Labor Costs

Restaurant staff are all trying to earn a decent wage, made increasingly difficult for restaurant owners by the rising cost of living. Maintaining ideal labor costs of no more than 30% of gross sales is challenging for many sites.

4.Rising Food Prices

Basic ingredients are now more expensive, forcing menu prices to rise; this is not the best way to attract or retain customers and stay open. The price of eating out is expected to rise by 4% in 2025, which, when combined with the expectation of restaurant tipping, could prompt some people to stay home.

5. More Expensive Insurance

Workers’ compensation. Health coverage. Professional liability. Those are just three of many insurance types restaurants must afford monthly, and policies rarely drop in price.

Depending on a restaurant’s size and deductibles, simply meeting regular premiums or paying out on claims can be financially exhausting.

6. Falling Behind on Technology

Today’s restaurant customers expect nothing less than an intuitive website combined with contactless and mobile payment options. Failure to meet these expectations for faster, more convenient digital services can result in a diminished customer experience, negative reviews, and lost business.

Even in this challenging sector, restaurant failures don’t have to include yours. You can still stake a successful claim by following some sensible tips.

Five Steps to Help Prevent Restaurant Failure

Your restaurant can give itself a fighting chance to thrive with a comprehensive, proactive strategy:

– Stay Compliant

Your premises, personnel, and practices must adhere to strict health and safety regulations to pass inspections, avoid closure, and prevent reputational damage.

We recommend staying current on food safety and sanitation and contacting your county health department for more information on what’s expected of your site and staff.

– Stay Trendy and Have Your Own Identity

Boost your odds of gaining attention by following which foods and drinks are generating a buzz while serving up some established staples.

Ensure you don’t fall behind on integrating technology like an optimized website and cashless payments. Utilize both social and traditional media to effectively reach your target demographic.

Lastly, consider revitalizing your restaurant’s design for a more contemporary feel that reflects your brand.

– Build Right, First Time

Our earlier blog explains how to navigate permits and compliance in restaurant construction, a best practice that will help you avoid fines and closures by considering key factors like zoning, local building codes, and more.

– Operate Your Site to Its Full Potential

Smart restaurant kitchen design is crucial. It helps maximize efficiency and productivity, providing faster and more satisfying service, while also playing a significant role in meeting health and safety expectations.

– Choose a Construction Partner With Restaurant-Specific Skills

Building a successful restaurant can mean starting from the ground up or redesigning an existing property.

Either way, you’ll need the right contractor to do it. They’re easy to spot when you know the factors to look for, like verifiable restaurant experience, licenses and qualifications, and strong communication skills.

At RPC General Contractors, we’ve used our comprehensive restaurant construction knowledge to help many businesses build their dream.

As a full-service construction company, we cover every base of restaurant construction from first design to budgeting, and project management to final completion.

Integrate that with smart strategy and best practices, and you’ll be doing all you can to make restaurant failure rates someone else’s problem.

Florida’s cost of living has surged in recent years—especially when it comes to housing. See what’s driving the squeeze, and what it means for today’s buyers and renters.

Key Takeaways:

Home prices vary significantly across Florida.

There is an acute shortage of affordable rental housing for certain income groups.

Florida’s rapid population increase has intensified the demand for housing.

Florida home prices are expensive, but are falling in many areas.

Buying or renting a home has always been and will forever be a significant financial step. But today, the landscape for homebuyers has changed, no matter where you live in the US.

Here in Florida, buyers and renters are struggling to afford somewhere to live, driven in part by universal housing price factors combined with some state-specific issues.

Here, we’ll explore the main components contributing to Florida’s high housing costs, if there’s any optimism to be had, and how things may look in the future.

Regional Price Variations

First, let’s take a comparative look at Florida’s home prices, starting with a national perspective.

The median home sale price in the US was $416,900 in Q1 2025. The average rent nationally was $1,576 for the same period.

Zillow data sets the median sales price of a Florida home at $375,000 in Q1 2025, while the average rent for a one-bedroom home in Florida was $1,693 per month. RedFin placed the median sales price of a home even higher at $415,000.

Those are base figures, however, and will vary depending on where in Florida a property is sold or rented. For example, coastal communities typically cost more to live in, particularly in Florida, which has a subtropical or tropical climate (again, dependent on location within the state).

With more desirable real estate comes higher property taxes, which also drive up home prices and rental rates. Rural homes in Florida are generally cheaper than coastal or urban ones. In fact, they rank among some of the most affordable places to live in 2025.

An Affordable Housing Shortage and the Impact of Population Growth

Sudden and rapid population growth during the COVID-19 pandemic contributed significantly to Florida’s current housing affordability crisis.

Almost 2.7 million people moved to Florida between 2021 and 2023, rapidly populating the state and sparking a housing boom. Ultimately, this drove up the median price for all property types in Florida as overwhelming demand outpaced supply.

Moves to Florida have since slowed. Fewer higher-income home buyers are present in the state, making Florida’s various housing markets more dependent on the incomes of their local populations.

With Florida’s minimum wage currently at $13.00 an hour, many people are struggling to afford rent or buy a home, leaving renters and buyers unsure how to move forward, and landlords and real estate agents facing more vacant properties.

A report from the University of Florida’s Shimberg Center for Housing Studies revealed an acute shortage of affordable rental housing for those earning less than 80% of their area’s median income (AMI).

The report also revealed that around 883,863 renters whose income is less than 60% of their AMI are paying over 40% of their income on rent.

Those with enough money to buy a home may be wondering if it’s better to just build their own than wait for the market to become more affordable. Build or buy is a classic quandary, where it’s always best to take the time to properly consider the pros and cons.

There are certainly serious challenges faced by low- to moderate-income households in securing affordable housing, but is there optimism to be found anywhere?

Florida Housing Prices are Expensive, but Falling

There is something of a silver lining here for buyers and renters, believe it or not!

Generally, higher prices all around and a population widely unable to afford them have seen the market adjust to stay afloat, with prices decreasing in some areas and for some property types.

Housing data expert Lance Lambert highlighted that condo prices are falling in 92% of Florida’s markets, while single-family home prices are down 66%. Prices have even dipped in Florida’s three biggest metro areas of Miami, Tampa, and Orlando.

Florida’s vulnerability to severe weather like hurricanes and tropical storms has also had a devaluing effect on property values, particularly since 2022’s Hurricane Ian, which hit Southwest Florida hard.

This has resulted in reduced buyer interest in these areas and tougher premium prices from insurers, two factors that have lowered prices in that region.

In other regions, active property listings are exceeding pre-pandemic levels, which puts a little more pressure on sellers than buyers.

Overall, it’s not the market buyers and renters are hoping for, but at least there’s some positivity that will hopefully continue to favor those looking for somewhere to live in Florida.

Is This a Bad Picture for Florida Construction?

The fact that Florida has more homes than are currently being occupied may imply a real slowdown for new construction.

In fact, new residential permits for February 2025 totaled over $2.7 billion in value across Florida’s five key regions.

Demand is still there, which means residential contractors still have the chance to compete for new bids.

Those contractors with the biggest chances of success will be prepared for today’s difficult financing climate, while making sure they’re ticking every box on the ideal residential construction checklist.

Planning a residential construction or renovation project takes a thorough understanding of rules, regulations, and best practices. Here’s our comprehensive checklist to help you manage your projects expertly.

Key Takeaways:

Staying current with Florida’s licensing requirements, building codes, and permit processes ensures stronger projects and legal protection.

Providing detailed contracts, setting realistic expectations, and maintaining transparency build trust and reduce disputes.

Efficient scheduling, reliable subcontractor partnerships, and proactive problem-solving help keep projects on time and within budget.

Every business that cares about its customers embodies three core principles: client communication, project management, and regulatory compliance.

This is especially true for residential general contractors, whose work must meet the highest standards of quality, living, and safety that the public and industry organizations expect.

Having a structured checklist can help contractors secure long-term success and build strong reputations by avoiding common mistakes while streamlining and refining their processes.

Here, we’ll outline the essential best practices that every residential general contractor should follow for more compliant builds, smoother projects, and happier homeowners.

Below, you’ll find the building blocks for a residential general contractor checklist that promotes trust with the public. These will also help contribute to stronger relationships between residential general contractors and regulatory bodies while creating a safer, more supportive environment for contractors themselves.

1. Be Fully Insured With All Required Coverage

Carrying certain forms of insurance is a must for Florida’s residential contractors, some of which are:

Property liability insurance.

Commercial General Liability.

Builder’s Risk.

Workers’ Compensation.

Your checklist should also incorporate other forms of insurance beyond these. Furthermore, residential general contractors must ensure that any subcontractors also have the necessary insurance in place. If not, the contractor becomes liable under law for any injuries that occur to their supporting teams.

2. Adhere to the NEC

The NFPA National Electrical Code (NEC) is enforced in all 50 states and is the definitive guide for contractors to design and install electrical systems that protect people and property.

The NEC handbook should be present on every construction site and is currently in its 2023 edition, which is the most recent. It will be updated again in October 2026. Residential contractors can also use that link to purchase their 2023 copy.

3. Know the FBC

The Florida Building Code (FBC) is maintained and developed by the Florida Building Commission.

Based on both the International Building Code (IBC) and the International Residential Code (IRC), FBC codes apply statewide and establish a minimum standard for all private and public construction.

The FBC book is another indispensable asset for all residential general contractors. It’s currently in its eighth edition (2023) and is available at a discount to members of the Florida Department of Business and Professional Regulation (DBPR).

4. Prioritize Clear Client Communication

Communication is the one thing that’s guaranteed to reduce—and often prevent—the common pitfalls of project delays, cost overruns, and confused clients.

Great construction communication keeps the client in the loop at all times. The best communicators are also educators and expectation managers, ready and willing to answer any questions transparently while always being honest about current progress and potential outcomes.

Doing so right to the end of construction will avoid disappointments and disputes. Ultimately, the construction manager plays a key role in establishing the importance of communication on a project. It’s essential that they emphasize the need for all parties to stay connected, share updates openly, and clearly explain their progress throughout the process.

5. Stay Informed on Available Forms of Financing

Securing funding isn’t easy for residential general contractors, especially in today’s climate. Contractors should, of course, be familiar with traditional commercial construction loans, as they’re still a common and accessible option.

Newer options are also gaining popularity and could help your team get their next project started.

By staying current on the various forms of financing available and what your business may need to do to qualify for them, you’ll have a number of funding avenues open to you.

6. Craft Your Contracts Well

Solid construction contracts benefit everyone.

The most reliable examples protect contractors by:

Clearly identifying the role of every party involved in the project.

Providing a detailed breakdown of the project scope and the timeframes involved.

Strictly set payment terms and a possible retention clause as an incentive to a high standard of work.

A pre-arranged method of resolving any disputes.

There are further additions worth making to any construction contract that will add extra layers of security and peace of mind for all involved.

7. Make Room for Developing Technologies

The Internet of Things (IoT), robotics, and AI are just a few of the rapidly evolving technologies that are reshaping our industry.

The residential general contractor who embraces these and other advancements positions themselves to become more efficient, safe, and potentially profitable than ever before.

8. Consider Incorporating the Latest Materials

Environmental awareness and energy efficiency are now watchwords in residential construction, and the materials and practices employed by contractors must reflect this if they want to meet client, industry, and community expectations.

Our earlier blog on emerging construction trends spotlights some materials that are changing the game, including the exceptional strength-to-weight ratio of carbon fiber and advanced composite materials.

Today’s residential contractors should also start appreciating the applications of things like green concrete, recycled plastics, and bamboo. These can elevate residential construction to new levels of durability and sustainability while contributing positively to the perennial problem of waste management.

From present finances to future investments, buying versus building is a serious question for today’s prospective homeowners. Here’s your quick guide on what to consider.

Key Takeaways:

-Buying an existing home may be more budget-friendly but could require additional renovation costs.
-Buying an existing home is a quicker option, though it may involve compromises on layout and upgrades.
-Existing homes in established neighborhoods may offer better resale value and immediate community benefits.

Young, prospective homeowners in Jacksonville are asking a common question: “Do we build a new house, or should we buy?”

Understanding fundamentals like cost per square foot and the various pros and cons of building vs buying are essential, especially in today’s housing market where every dollar counts.

Here, we’ll take a deep dive into all the key points from different perspectives to help you make a more informed and confident decision.

Cost Considerations

Expense is typically the first consideration in residential construction. Two of the most frequent concerns are how much does buying a house cost on average in Florida, and how much does building a house cost per square foot?

Zillow sets the first figure at $385,851, with our state making Newsweek headlines in March 2025 due to historically high home prices, mortgage rates, and record-high housing inventory.

Depending on your budget (and a healthy dose of optimism), that last situation could be a good thing for Floridians looking to buy. Keep in mind that houses in desirable locations tend to appreciate in price, and that some sellers may be open to a reduced asking price via negotiation.

For aspiring homebuilders in the Sunshine State, HomeAdvisor estimates a cost of between $90 and $165 per square foot, up to an average completion cost of $300,000.

Looking purely at those two averages (buying vs building), we can see a saving of around $85, 851 in favor of building. That’s a big plus! One factor here is that everything’s brand new when building, so no repair costs.

However, there’s more to consider.

Some price cons of house building which quickly add up are:

–Hiring architects and designers.
–Material and labor costs.
–Possible land acquisition costs.
–Site preparation expenses like grading or excavation.
–Furnishing the space.

Alternatively, some common price cons of buying a home are:

– Purchase price, which can vary dramatically based on location and property tax.
–Closing costs.
–Home inspections.
–Possible repairs.

There’s also one cost liability shared by building and buying: unexpected expenses that can arise even with diligent planning.

Always set aside some portion of your building or buying budget to buffer against the unforeseen and things nobody can control.

Customization vs. Convenience

Building a home offers complete control over design and features, with the latest tech and architectural styles being available for inclusion right from the planning stage.

For example, many Floridians are becoming more aware of environmental responsibility as it connects to home building, so they’re opting to incorporate technology and materials that better align with these considerations.

Building a greener home can mean a significant reduction in utility bills compared to buying an older, less energy-efficient one, with the caveat of higher upfront costs.

Other possible drawbacks of home customization are more planning and extended project timelines. This could mean paying professionals more for their time while maintaining alternative accommodations until project completion.

This isn’t the case when buying a home, which comes with all the convenience of moving into an established structure right away or, at least, much more quickly than if you were building!

Homebuyers are also more likely to be looked on favorably by mortgage lenders than home builders since an established property is typically seen as much less of a financial risk.

Buying a home can also position people in a well-established neighborhood with good local services and businesses.

This can be very convenient when it comes to things like schools, shopping, and social activities, which may be more difficult to reach for homebuilders, depending on the location of the land that was available to them.

Long-Term Investment Considerations

Buying and building are both big investments in the moment, and both could be considered long-term, especially if you make the right moves. Incorporating the latest materials and technology into new and energy-efficient residential constructions can make them very attractive to future buyers, as could their unique design profiles.

Previously built houses can also have a lot of architectural character depending on their age, and a well-maintained older property can command a lot of interest and a high price.

The same is true in today’s market, where even a visually typical home that has been responsibly cared for can become a lucrative future asset.

In both scenarios, paying a mortgage in some form counts as a form of equity on the property, which might be used as future loan collateral or for investing. There’s also the option of renting out a built or bought property, which can generate a steady stream of ongoing income.

The Big Takeaway on Building vs. Buying

Building right the first time requires partnering with an experienced and reliable residential construction company that can manage the entirety of your project from start to finish.

The last thing homebuilders need is unnecessary delays, preventable expenses, and the high costs that can come with building a house without following all applicable local, state, and national codes.

Nor is it that different for homebuyers who may be looking to make additions or subtractions to their newly acquired property. All residential construction work must be carried out to the standard the industry expects while respecting the vision and needs of the home’s owner.

RPC General Contractors is a full-service construction company that’s been helping thousands of clients for over three decades. We expertly handle every aspect of residential construction or renovation, from conceptual planning and design through development and construction management and on to final inspection and documentation.
