<p>One of our latest Florida <a href="https://rpcgeneralcontractor.com/comprehensive-guide-historic-building-restoration/" target="_blank" rel="noreferrer noopener">historical building projects</a> will open its doors at 44 Avenida Menendez in St. Augustine.&nbsp;</p>



<p>It’s called <strong>The Saint</strong>, a stunning Italian restaurant complete with a courtyard and open rooftop dining where patrons can enjoy Italian cuisine, seafood, and steaks, all while taking in the history of a structure that dates back to the 18<sup>th</sup> Century.</p>

<h2 class="wp-block-heading"><strong>A Brief History of The Saint Restaurant</strong></h2>



<p>The spot where The Saint stands boasts the Espinosa Sanchez building, one of many Florida historical buildings and one of few Spanish Colonial structures still standing in St. Augustine. It dates back to the First Spanish Colonial period, when its construction took place sometime between 1702 and 1756.</p>



<p>Not only is the Espinosa Sanchez building one of the oldest in St. John’s County, it’s also located in St. Augustine, the <a href="https://www.citystaug.com/693/Our-History#:~:text=Founded%20in%201565%2C%20St.,the%20Spanish%20established%20at%20St." target="_blank" rel="noreferrer noopener">oldest continuously occupied city in America</a>.</p>



<p>Diego de Espinosa, a mercantile planter, was the first owner of this large, one-story <a href="https://www.nps.gov/casa/learn/historyculture/coquina-the-rock-that-saved-st-augustine.htm" target="_blank" rel="noreferrer noopener">coquina stone</a> house. It’s the resiliency of this coquina stone that accounts for the longevity of this building, which has survived two fires, various reconstructions, and several alterations over hundreds of years.</p>

<p>One restoration occurred in 1965 when the <a href="https://www.citystaug.com/192/Historic-Preservation" target="_blank" rel="noreferrer noopener">Historic St. Augustine Preservation Board</a> revitalized the Espinosa Sanchez building and other colonial-period structures around the city as part of a project that continued into the 1970s.</p>



<p>The Board’s careful analysis of the archaeological evidence and building materials connected to the Espinosa Sanchez building helped them better understand how the original structure was formed.</p>



<p>Such respect for history and character helps preserve a building in the most complete way possible, and that’s precisely how RPC approached this enchanting project.&nbsp;</p>



<h2 class="wp-block-heading"><strong>RPC and The Saint Restaurant Project</strong></h2>



<p>The third project of the <a href="https://river-grp.com/" target="_blank" rel="noreferrer noopener">River Restaurant Group</a>, The Saint stands on 0.32 acres. It was built to become a 12,000-square-foot space incorporating three different dining areas: indoor, courtyard, and the rooftop.</p>

<p>The restaurant will seat 400 people with bars built into both the main floor and rooftop. The Espinosa Sanchez building itself—previously a real estate office—was renovated for use as a private dining space for more exclusive events.</p>



<p>Working on Florida historical buildings comes with unique challenges, and The Saint project was no exception. Simply getting in and out of the site was difficult for the many tradespeople whose talents are necessary to realize such a construction project.&nbsp;</p>



<p>Navigating the limited access meant crews had to extend even greater care in getting the job done.</p>

<p>It was also necessary to obtain approval from the St. Augustine Historic Architectural Review Board before work even began, and to continue seeking their approval every step of the way to ensure that modernization didn’t compromise the Espinosa Sanchez building’s historic character.</p>

<p>For example, characteristics of the original Spanish site plan had to be preserved.&nbsp;</p>



<p>The <a href="https://www.designingbuildings.co.uk/wiki/Loggia" target="_blank" rel="noreferrer noopener">arcaded loggia</a> of the main block-and-wing extension has endured centuries to become part of The Saint, and its original street front orientation continues into the 21<sup>st</sup> Century to help patrons discover and access it even more easily.</p>

<p>Legacy isn&#8217;t just about looking back—it&#8217;s recognizing how the past shapes the future.</p>



<p>For RPC, this belief lies in the story of Peter Rodrigues, the visionary founder whose disappearance in 2014 could have been a devastating end. Instead, it marked the start of a remarkable journey of resilience and renewal.&nbsp;</p>



<p>In the wake of Pete’s sudden disappearance, RPC faced unprecedented challenges. Still, the company’s foundation of quality and integrity, established by his example, proved to be its guiding light.&nbsp;</p>



<p>As we remember Pete and his impact on RPC, we take this opportunity to reflect on the company&#8217;s journey, challenges, and promising future.</p>



<h2 class="wp-block-heading"><strong>From the Navy to Construction</strong></h2>



<p>Both Navy veterans, Peter Rodrigues and Bob Perrett sought to transition into civilian life by starting a construction company.&nbsp;</p>



<p>The duo started RPC in 1986, and their vision for RPC was clear—to build the company on quality work and unwavering integrity without overcharging customers. This commitment to doing things right, no matter what, became the cornerstone of RPC&#8217;s reputation.&nbsp;</p>



<p>Pete was known for his relentless pursuit of perfection, often insisting that work be redone if it didn&#8217;t meet his high standards. His slogan, &#8220;If it&#8217;s not right, it&#8217;s wrong,&#8221; encapsulated his dedication to excellence and has remained a guiding principle for the company.</p>



<p>While Pete&#8217;s dedication to his work was legendary, those close to him also remember his lighter side. For instance, Jen, his long-time right-hand at RPC, recalled a funny rumor that he loved to climb palm trees whenever he was in Mexico.&nbsp;</p>



<p>Pete&#8217;s personality was nothing short of fun-loving, a side of him that only his closest companions genuinely knew.</p>



<h2 class="wp-block-heading"><strong>A Family Business</strong></h2>



<p>Danny Rodrigues, Pete’s son, grew up immersed in RPC and knew that he would one day work there full-time. From a young age, Danny spent his summer breaks working at RPC, doing everything from worksite clean up and landscaping to maintenance around the warehouse.&nbsp;</p>



<p>This hands-on experience was just the beginning of his journey within the company.</p>



<p>After graduating high school, Danny joined RPC full-time as an assistant superintendent;&nbsp; working under his father&#8217;s watchful eye was no easy task—Pete was tough on Danny, ensuring he earned his place in the company through hard work and determination.&nbsp;</p>



<p>There was no favoritism; Danny had to rise through the ranks like everyone else, learning the ropes through experience rather than formal education. Peter believed that true expertise came from being &#8220;put in the fire&#8221; to learn, and this approach helped shape Danny into the leader he is today.</p>



<h2 class="wp-block-heading"><strong>Peter’s Disappearance: Navigating Challenges and Building Trust</strong></h2>



<p>In October 2014, RPC faced a sudden and unexpected crisis: Pete’s sudden disappearance at sea.&nbsp;</p>



<p>Danny was a project manager at the time, but the uncertainty that followed his father’s disappearance was overwhelming. Clients were hesitant to continue relying on RPC without the man who had been the face of the company for nearly three decades.</p>



<p>Despite the challenges, Danny was determined to keep RPC alive. With Bob&#8217;s loyalty and support, Danny stepped up to the plate, taking on the responsibility of leading the company at just 26 years old.&nbsp;</p>



<p>The transition wasn&#8217;t easy, but Danny was committed to preserving and remembering his father&#8217;s legacy. He and the RPC team worked tirelessly to reassure their clients and demonstrate the company&#8217;s commitment to quality remained unchanged, staying transparent with customers about pricing and cost changes, unexpected project delays, and other construction challenges.</p>



<p>But Danny&#8217;s dedication didn&#8217;t stop at the job site: As a testament to his father’s values and recognizing the need for formal credentials, he expedited the process to obtain a General Contractor&#8217;s license, which can often take over a year, to just six months.</p>



<h2 class="wp-block-heading"><strong>RPC&#8217;s Growth and Vision</strong></h2>



<p>Today, RPC is in a strong position thanks to its team&#8217;s hard work and dedication. The company now owns the building it used to lease and continues to stay busy with numerous projects, including a <a href="https://rpcgeneralcontractor.com/restaurant-construction-tips/" target="_blank" rel="noreferrer noopener">custom restaurant</a> in St. Augustine featured in the Jacksonville Business Journal, a new SoFresh location at <a href="https://www.jaxdailyrecord.com/news/2024/sep/10/chicken-salad-chick-sofresh-opening-at-ortega-park/" target="_blank" rel="noreferrer noopener">Ortega Park</a>, and another exciting venture called &#8220;<a href="https://www.bizjournals.com/jacksonville/news/2024/06/27/the-hub-brooklyn.html" target="_blank" rel="noreferrer noopener">The Hub</a>.&#8221; </p>



<p>Looking to the future, RPC is focused on intentional growth. They&#8217;re not in the game just to land the big contracts; that was never Peter&#8217;s vision. Instead, RPC remains thoughtful and considerate of the projects they do choose to take on, strategically approaching expansion with his values in mind.</p>



<h2 class="wp-block-heading"><strong>Carrying Pete&#8217;s Legacy Forward</strong></h2>



<p>As RPC moves forward, the values Peter Rodrigues instilled in the company continue to guide every decision.&nbsp;</p>



<p>His emphasis on doing the job right, no matter the cost, has become a defining characteristic of RPC.&nbsp;</p>
